get with a solid realtor, ask him/her to put you on a mls drip where you can see expired listings(Seller) and sold properties(buyers) or go to the county court records site and research resent evictions.

My suggestion is to get involved with your HOA, go to all the meetings, and remember you are part of that HOA, get on the Board if you have time, and want to keep an eye on daily functions and financials.
