@Kat He Anything is possible im appraisals is what ive learned over the years working at my appraisal firm. the appraiser can treat it as an amenity but it would likely be very hard to find comps or he could treat it as an extra bedroom/den/office and do a single line adjustment for the functional obsolescence of it being outside of your actual unit.

USDA regulation §3550.57 states "Existing dwellings must be structurally sound; functionally adequate; in good repair, or to be placed in good repair with loan funds; have adequate electrical, heating, plumbing, water, and wastewater disposal systems"My question is more on the specifics of some of this language.

there are a few lenders in southern CA HML ers that will do owner occ.however other parts of the story probably preclude it from any organized lender.maybe some private lender would take a shot at it.
