They also have a great website and sample forms.You can buy the Landlord Package from Biggerpockets ($100 or upgrade to a Pro account and it's included) and that will give you the lease and some other handy forms that were developed by actual investors and vetted by state attorneys.As for the tenants, I recommend raising the rent with 30 - 60 days notice.

I believe that having an out-of-state rental property is a great (if not the best) learning lesson for all because it forces you to find a team of people to do the small tasks involved in real estate.
