Everything you've stated has all the earmarks of an Abandoned Lease.I would emphasize to you to find a copy of the Georgia Landlord - Tenant laws and read it and understand it before you get much farther into the process.  

Maybe emphasize that there is no full bathroom.

Clearly Charlie has the expertise here, but I will emphasize the importance of a wide-angle lens for interior shots, especially tight bathrooms, etc.

A selling point is probably that you are starting out and your clients will get catered treatment, so maybe that is something you can emphasize?

I did a ton of research and consulted several contractors, and I wish someone would have emphasized the importance of including plywood underlayment (or similar) for LVP installs over wooden subfloors with any amount of imperfections.  

@Isreal Garavito mentioned my favorite passive investing book - WELL worth the read as it covers every nook and cranny.I'll share my thought process here / key concepts as well and would emphasize the fact that IRR and COC are not everything!
