The tenant is obligated to report these issues in a timely manner and should be held accountable if they did not.

If you’re looking to do just one or two LO deals, then you can probably strategically place some notification in appropriate places and get so,e response.  

so, i would try to be realistic about whether that's the best use of your investment dollars or not.

The other thing with comparing these 2 would be MLS deals are easy to find, off market is not.
