Senior Housing REITs

After looking through the past threads regarding senior housing it seems like it is a very difficult market to enter due to the need to essentially be a health care provider. At the same time, senior living seems like a very strong market with great potential.

Has anyone had great success investing in this area, particularly through REITs?

Recognize senior living (if assstrd living) is an operating business that involves real estate. I believe there were some laws that were changed during Covid regarding the type of workers that need to work at these facilities which increased operating cost significantly. While there is a shortage of senior housing, there are not many who have been successful in it. I am more specifically relating to assisted living, which is a form of senior housing, or are you referring to over 55+ communities?
