It’s not even as complicated as Mark S or others promoting direct booking books/etc make it out either since most contemporary PMS offer you a hosted direct site in their Goldilocks price tier solution anyway.

Much of that messaging is misleading, but it attracts the same audience willing to buy one hundred-thousand-dollar single family homes in remote markets because they saw it promoted on social media, or to invest passively in syndications and two years later still be unable to articulate how or why the investment is supposed to generate distributions.
