If house hacking is off the table, the two paths I see work most often are:partnering with someone who has capital but needs hustle, ortaking on value-add projects where sweat equity creates the spread (small BRRRRs or light flips).If I were starting over, I’d focus on learning how to find and evaluate deals.

Everything went really well except for the fact that they sold the loan to a hedge fund before closing and the hedge fund's fees were added to the loanguys fees and it all added up quite a bit so I changed my mind at the closing table and used a private lender that is friends with the closing attorney.

If the unit presents well, the rent is in line with local comps, and your screening standards match the market, time and visibility may resolve the issue without forcing concessions you’re uncomfortable with.Selling is still on the table, but short ownership periods tend to be costly once commissions and closing expenses are added up.

Normally, to do what I want to do, you would need to have about 20% down (150k), but because I'm going to live in the property I only have to come with 3.5% to the table for the property.
