A lot of Florida markets are tough right now if you’re underwriting conservatively and only putting 10–20% down.Between pricing, insurance, taxes, and softer STR demand in some areas, the margin just isn’t what it was a few years ago.One thing I’ve seen work for people trying to enter a specific market is testing it first through a lease for 3–5 years instead of purchasing right away.
