Cash, or "cash like substances" are the best way to buy and that means you can buy for as high as 100% (don't make a habit of this), and then refi most of your cash out to use again.  

However I am seeing a small but growing number of accountants who are willing to document an arms length market transaction and be willing to document a substance over form argument. 

I tried a google search of local companies, and didn't find much of substance.

I dont know if there is substance abuse involved with this individual but I sincerely suggest that you never, under any circumstance seek advice from this person.

IMO I wouldn't say there's a lot of substance in the education for sitting through 60-90 minutes of it.My opinion - spend the $500 for the 2-day but absolutely don't sign up for any other memberships no matter how convinced/pursuaded you are.

Us SoCal dudes aren't too familiar with that stuff or any other wet substance that supposedly falls from the sky.
