@Matthew John if you properly disclosed the situation, in writing (preferably in the lease), to the lower tenant and they signed the contract, then they are legally bound.That doesn't stop them from protesting if and withhold rent - as you've learned.

They just want to keep the money train rolling.So the end strategy is that you've got to be INCREDIBLY careful in how you invest...you've got to understand how to protest your tax rate...how to go in front of the board of review, how to make your case, how to appeal the new assessment.

In cases where there's reasonable disagreement on what the transfer tax consequences are, what most folks do in that scenario is to pay the taxes "in protest" and then file an appeal.
