Ask to see the track record of the individuals involved in any "guru" programs.

There was a program a few years ago through the affordable housing trust that allowed for projects like this to get built but they ran out of money quickly.

Instead of having AI run a full underwriting model, I have it pre-programmed to evaluate deals against my “nine gate” deal scorecard.

@Matt Neil if you are considering coaching, I would encourage you to look into 3 or 4 different people or programs before deciding on paying anyone for coaching.

Most list the guru as an “advisor” on their website, and a simple Google search of the guru’s name plus “advisor” or “advisory board” turns up a trail of nearly identical sites.I’ve scrutinized these programs extensively in these forums.

What other software programs have you used for a similar analysis?
