There's definitely deals out there, and you can find listings on Crexi or Loopnet to look at, but definitely want to be careful which ones you go for. 

If the property has appreciated, donations can help avoid capital gains tax entirely, but even when it’s gone down in value, the deduction can still help soften the financial hit while supporting a cause you care about.
