If the law requires updated disclosures, you cannot rely on what was signed three years ago.Operational takeaway:At minimum, once a year:Audit your lease templateConfirm all city-specific disclosures are includedVerify ordering requirements if mandatedRe-issue updated addenda at renewalIn landlord-friendly states, sloppy leases are survivable.In Chicago, they are expensive.If you self-manage in Cook County and are not using the current CAR lease, I would strongly recommend at least having a local attorney review your template annually.

Hi everyone,I’m a newer investor and have been looking closely at the Auburn, CA 95602 area, specifically Auburn Greens HOA #1.What’s catching my attention is that prices are still under $250k, while rents are around $1,800, which seems like a strong rent-to-price ratio for Northern California.

Start going to all the local meet ups and know specifically what you are looking for ex: I want a duplex that is 2/1-3/2 each side 1980 build or newer in Blank part of town between main street to the north, main street to the south, main street tot the west, and main street to the east.
