Ive done two flips in takoma park. they have this insane tree protection plan even on interior renovations takes a month neighbor can protest, have to put tree fence around entire property and can't remove until c of o so landscaping gets pushed back a few weeks.

If you are calculating taxes at $62 there is a good chance after a year or two the county will realize that you are not an owner occupant and you will lose that exemption, or they will just realize that they can charge more in taxes to an out of state investor that can't/won't come and protest.  

Just hope this doesn't lead to any more of those "peaceful, but fiery protests."

And how do the protesters get a pass on social distancing.. ???

The man does protest too loudly!

The appraiser refused to amend it after it was protested. 

When I protested, that it wouldn't take a whole day, he agreed, says to do it right, he has to do it in 2 separate trips, total 2 hours at most, once to plug the hole and plaster it, a 2nd time to sand it down and put another coat on so the ceiling can be painted properly.
