So more specific question, what numbers and qualities of a property should I look at when deciding if a property shown by my realtor is a good deal or not?

REALLY study the area you want to buy in and the quality of your build.

Buy the ugliest/cheapest house in the best neighborhood you can afford and fix it up to the quality of surrounding properties in order to force appreciation while you are living there, with housemates helping to pay the mortgage.

Quality of life matters too.  

In a cozy home someone could do any of those three very easily and provide the seniors that are in there a new level of quality and experience.

I've found guests really enjoy our "spa quality" master bathroom, although I do not find it brings us any extra value.

Many education programs that could be scams promote junk services and the quality of all they sell or promote is definitely junk. 

This will narrow your OOS gap.My team works with a lot of OOS investors here in Milwaukee and there is definitly a pattern tied to success: narrow the gap as much as you can and also buy a quality property in a desireable neighborhood.

However, it often results in lower profit margins and less control over product quality and delivery times.
