As indicated my lowest IRR was above 70%/year.

You lvie and you learn and this will be a learning experience.Expect the worst(that you lost 100% of your investment) but have hope that you will get some of your original investment back.It will be better on your soul / mind if you tell your family sooner rather than later.Do some brain-storming prior to the conversation to indicate what you will do to help.Will you work more hours?

I’d agree that we’re seeing several contraction-phase indicators right now - slower transaction volume, tighter lending, and buyers/sellers adjusting expectations.Personally, I think whether we label it late-contraction or early-recovery depends on how interest rates and consumer confidence move over the next few quarters.

You humbly suggested that you don't know for sure that this will happen so I guess you're not sure it's a bubble.I think the rental yield is a very poor bubble indicator that most market participants don't care about.
