I would regardless make sure you put a contingency in the AOS that the sale is contingent on getting all required approvals, etc.

The AOM and Allonges are all there, but I discovered the selling entity is a debt collector (this purchase is through a broker).

There is a NP 2nd mortgage on the property that I would like to either purchase or negotiate a lien release for some fraction of the unpaid balance, prior to the DIL.The 2nd lien has no equity backing and the last AOM that I can find lists an address that is no longer current.

For larger investors with multiple loans, I do a collateral assignment agreement, along with unrecorded AOM's/allonges in their entity name that are held by the custodian.
