Trusts are basically transparent for IRS purposes, so everything will flow through to you (trustee and/or beneficiaries).Once you have the trust template, it's just cut and paste--your only costs are recording fees.

However, if the deed of trust contains basically similar language to most AZ deeds of trust then a property transfer to an LLC, even if the LLC is a single member pass thru entity, will violate covenants.The real question is will the lender (1) find out and (2) care enough to demand compliance.Some of the answer will depend on whether you pay insurance direct or you are making monthly pro rate payments for insurance into an escrow account with the lender (servicer).

At the core they are all basically the same.. cast a wide marekting net.. buy low sell high  either for cash for carry paper. the hard part would be trying to wholesale or assingn land deals those are going to be much harder to do.. my guys success comes with quick all cash closes he literally puts them back on MLS day we close and we sell for cash.
