I ultimately realized there was very little housing inventory in the neighborhood geared towards families that wanted to rent and I essentially created a new market with $3,000 rentals which has been successful and I am now looking to replicate.

I guess I could do that, but it has simply not been on my radar because I have been so used to SFHs and eager to replicate...Really appreciate it and perhaps I should look into it. 

Using the enemy method, you can very quickly identify the top properties in your target market and then replicate if not improving upon their listing when you go live!

We use a sophisticated system and a call center, however you could frankly replicate it for about $150/month (if it's even necessary).Frankly, I believe that there are too many people chasing too few deals.

So just curious how replicable those success stories are. 

You don have to replicate in multiple states.  

Or an inventory list of prior purchase to replicate.

Examples: properties in areas zoned exclusively for STRs, purpose-built STRs, prime location relative to attractions, views, unique architecture, and other amenities that are time and capital intensive to replicate like indoor pools, etc… That average looking house in an average location you’re looking at on Zillow might cashflow today at an affordable price, but it is wildly vulnerable tomorrow.

But I am looking for people who can replicate/confirm my observations..

I had this done many years ago, one time, and I have never been able to replicate it.
