I'd like to set up another company on QBO to keep track of the rental property as well, but honestly, I have a hard time justifying $75/mo for a program that won't be used extensively for a rental property with straight forward cash flows.

First, basic accessibility is not sufficient on its own to exceed unit numbers in RT-3.5 zoning and an ADU is still subject to density restrictions unless your city has its own ADU ordinance or pilot program in effect on your lot.

The issue is that it usually comes in below a 1.0X at 20%...at least most that we've been seeing, and the "no-ratio" or sub-1.0X programs are more expensive.
