But before you go too far, you need to answer one question first:Is the zoning aligned with what the surrounding commercial/apartment developers are doing?

What is the city doing to develop the surrounding area / improve neighborhoods Just to name a few.  

Develop relationships with hard money lenders as close to you geographically as possible.

They do minor remodels all the way up to entire tract home developments, however, they will not touch it if you're messing with the foundation. 

My gut told me the GC's proposals was lopsided, but I was approaching it blindly as this will be my first large residential development.

@Zeke Flores Unfortunately, all DSCR lenders are beholden to the secondary market guidelines on this on a purchase, which would be to use the lower of the purchase price or appraised value when developing "LTV" for the loan. 

Developers and operators chased trends without fully understanding risk.
