So with all the books I've accumulated with the intention to read I'll have a good place to start and hit at least 25 books read for the whole year just to have a little extra.4) I will finish paying off my credit card debt to clear that financial liability.5) I will restructure my budgeting to be a little more organized, track my income and expenses more accurately, and ensure I'm tracking everything about my rental unit as efficiently as I can.6) I will use the organization of financial tracking to try and increase my savings rate to the coveted Scott Trench 50% mark!

Interest rates are low with traditional banks right now and this would probably be the best time for you to restructure the existing debt on the house and possibly take out equity to pay for repairs & renovations.

As I was doing that the county restructured and property taxes went way up killing most of my profit on the ones I hadn't sold yet.So I would probably not try that again unless there were external forces I knew about that were already working to change the area.My suggestion would be to get very familiar with the local government and chamber of commerce in the area and see what is going on.
