Just a guess, but your likely looking at $2500-3500 for the replacement (inside air handler/furnance and outside compressor).

So of course an air handler broke and leaked water though the ceiling. 

Please tell me what you would do in my place instead.LAYOUT:There is a separate HVAC system for each condo, with the compressor outdoors and the air handler with the only return grille in the great room.The great room is long and skinny with 2 suites on each side, for 4 suites in all.

Don't get multiple units - get multiple air handlers (e.g. zones) as part of a single system. 

I know people who handle real estate rentals and flipping houses from abroad and that is way more time consuming than notes.. 

I had an air handler and duct work installed in the crawlspace to handle the first floor and 3 split units installed on the 2nd floor.

Any CPA should be able to handle real estate accounting and taxes.
