Now I’m testing a setup where:- I snap a receipt → it’s auto-tagged to the right property- Bank transactions get sorted instantly by category- Anything uncertain gets flagged for me to approveThe long game (and what I’m building into a native app) is to have that same system handle rent reminders, lease tracking, and repair follow-ups—so expense tracking isn’t a whole separate job.I’m piloting this with a few landlords now—happy to share what’s working if you want the details.

In the case of the HVAC, I could replace the condenser this year (<$2500) and the air handler (also <$2500) next year.In the case of the roof I could replace the half of the roof that looks more deteriorated this year, and replace the rest next year (also <$2500 per year).
