If you are able to examine the entire underside of the roof and find nothing worse than what you have shown, I would not be in a rush to re-roof.

I need to patch a couple spots on the underside if my roof.

Look for mold if any, on the underside of the upstairs subfloor and joists.

The roots had worked their way all the way to the underside of the toilet.

THere are also some issues with some aspects of the outside - the detached-garage roof is rotting and needs replacing, the outside back porch overhang roof is also rotting and needs replacement (has signs of mold / mildew on underside, shingles are missing) Now, this is an REO and the broker states Conventional Financing is an option so I plan to put 20% down as I'm preapproved.  

A different person did the walk-through with her and didn't mention anything about the carpet needing replacing or a pet fee.They sent pictures of the underside of the carpet after they had pulled it up and there are numerous stains of various sizes.

My wife sent me a photo of the underside of the carpet he flipped, there wasn't many stains, you could see where it was shampooed for puppy accidents (a ring of the spot).

All counters in bathrooms and kitchen look ok, they are cheap Formica, a little swelling on underside near kitchen sink / dishwasher, should they be replaced with the beloved granite counter tops or something else?
