I’m just glad BP doesn’t have a down vote because at times I do not think people like to hear what I have to say (brutal honesty) The other one that is out there, that I know Stuart has seen as well, is the “GP or LP” who puts on their website all these development deals that they never did.

You will find that some realtors are probably more focused on what they know best, and often that's not investment/house-hacking opportunities.I'm a realtor and active developer/investor in Los Angeles, and I know of a couple of really excellent house-hacking opportunities listed currently that I've previewed in the last couple of weeks, so there's definitely options out there.If you already have a buyer's agent then definitely try to reinvigorate the relationship, but if you're no longer working with them and want to talk, I'd be happy to discuss.

You are collecting a cash flow stream from an investment grade tenant but the property itself for land and building is almost worthless when it goes dark if they do not renew the option periods.If the DG is NN lease the tenant will limp along repairs and then go with new developer for new building rather than exercising option and having to pay all that capex coming due.
