The only question is with what or how will people procure that roof over there head. 

Another factor is that you've already gone way down the path of viewing theme and negotiating numbers, and so if you brought an agent on now they may not be considered the Procuring Cause.As for whether or not you should bring on an agent to represent you, I would say that depends on how much experience you have doing deals.

Buyer agency in my area states that an agent is owed a commission if they have procured cause.

But, the avenues of approach I have used to procure funding have at this point fell through.

The commission agreement reads "The parties agree that Sam Smith on Broker’s behalf has procured for Owner a tenant, Mega Furniture & Material For Less II".

I'm surprised people are not utilizing escrow accounts for these matters (protects both the contractor and the customer). i don't care how large a job is. a reputable contractor should have means to procure the materials and start on the job without a customer subsidy. then, like others had mentioned, present proof of work completed/materials acquired and get paid based on that.
