@Timothy Desrosiers,  this is an interesting post, especially the part about "stuff with the association has been turning lenders away".There are over 100 posts of great, tested ways to procure a good tenant here in the forums.  

Jaylin, Great work on those two properties, can you describe how these house hacks functioned for you and how you were able to procure the deal, house hack, and make it into an investment?

Who is in charge of procurement?

Not sure why you feel that is a ridiculous concept unless you much rather see foreign entities and developers procuring farmland for other ventures.

I suspect there is a ton of this going on in the industry and when the litigation flies that is a something that will be pursued who was the procuring causes and did they get comp and could they legally take comp.  ???

Is no different than what a real estate broker in the local area would do they get paid as the procuring cause to bring buyer and seller together. 

They are always looking at ways to improve their operations: being vertically integrated (as is BAM), but they go above just managing their own properties to actually procuring many of the finishes for their renovations direct from manufacturers.
