They are always looking at ways to improve their operations: being vertically integrated (as is BAM), but they go above just managing their own properties to actually procuring many of the finishes for their renovations direct from manufacturers.

I suspect there is a ton of this going on in the industry and when the litigation flies that is a something that will be pursued who was the procuring causes and did they get comp and could they legally take comp.  ???

To do this well and for big margin, you need to buy where all properties come with that built in cushion.In the rust belt of this country, in the secondary procurement markets you can buy an asset for 25k - 60k and the asset is worth 75% - 100% more than that.
