For investing principles and deal analysis, The Book on Rental Property Investing by Brandon Turner is excellent, it covers cash flow, evaluating deals, and basic financing strategies. For lending and financing deeper dives, Investing in Real Estate Private Equity is great for understanding syndications and more complex structures. 

Nothing replaces hands-on exposure. Running the numbers yourself, talking with lenders, property managers, and even observing or participating in a deal through a co-investing or mentorship setup will accelerate learning far beyond theory. Your more then welcome to sit in on one of our meetings.
