Where do I start?

Hello all I am a recent college graduate. I have zero debt and a surplus of money that I would like to invest while I can due to my job post graduation. I have always wanted to be in the BTR industry and do it the right way. I have a construction background and work in pre construction/ Procurement currently. I would like any advise you have about investing in real estate. The ultimate goal would be to find a deal where I finance with one or multiple investors and create a basis for a future business in this industry. Any pointers would be most appreciated.
