You just transfer the funds out of the LLC's bank into yourself and annotate it as an owner's draw.If you have going to have multiple properties, an umbrella / holding LLC might be useful.

I'm late to the party (and not an attorney), but some of the info above is outdated.Title 45 Chapter 13 of Tennessee Code Annotated is known as the “Tennessee Residential Lending, Brokerage and Servicing Act,” as mentioned elsewhere in this thread.Under § 45-13-201 License Required -- Exceptions (links to LexisNexis), you can see who is exempted from the requirement for a license.

I've annotated the document with what each item is (since it's not obvious from the SKU unless you do a search).Btw, for all 6 pieces in this order (including washer/dryer and free delivery), we paid about $2140, which is a bit more expensive than usual.

I am in Nashville tn an have a question on eviction filing an late rent.I have a tenant who is on a 1 yr lease with it set up to pay every 2 weeks.She again is late, last Oct i gave a 14day pay or quit so this is the 2nd , actually 3rd , time shes not paid.I gave a 7day notice to pay or quit on due date .What will i need to do if on the 7th day[ also day the 2nd payment is due] she only pays that past due  an not both past an current?
