I have USB plugs in my kitchens to charge electronics, LED lighting, and I left provisions for electric car chargers.

It also is more friendly to those charger plugs with the box on them.

I'm wondering why people don't charge rent/room instead of charging rent / entire house. 

If you are in a high tech community like Mtn View, CA the tenants do not mind Cat-6, wanting electric car chargers and will pay a premium.

I would wait for 2-3 months before making the purchase so you can use the renters money to pay for the entire shipment and analyze their spending trends and see what items they enjoy the most and best prices that would out compete those places. convenience things like toilet paper, tooth paste, tooth brushes, laundry detergent, soap, bounce could be an option, and then you have snacks, cold drinks, phone chargers, etc.

"Electric service is provided at owner expense to power included appliances and the tenant may power the following devices; television and media players, computers, chargers, small kitchen appliances.

Of course I lost the saw with a battery in it, so two more batteries and another charger are nice to have. 

Additional nice touches include phone chargers and just a snack/coffee for them to grab if they are in and out.

During this year, I would owner-occupy the house and charge rent in the other 3 bedrooms, making about $300/mo.
