I am now making some assumptions but given where you live in the SilIcon Valley you likely have the opportunity to buy less real estate, devote less of your time to real estate and economically achieve better results, even if it means leaving some capital in your deals.

Also you could look into using AI to scan the web to provide a report on that person along with public record searches as well to get a better idea of the tenant.
