We have not changed, we will not go above 75% LTV on a deal and make sure the borrowers credit is in good shape. we are seeing a lot of borrowers in troulble on other projects and attempting to refinance good ones to save bad ones, which we do not do typically and will probably end up in  a worse position for that borrower

As for BRRRR opportunities, I have not attempted yet but there seem to be some traps for the unwary due to the age of properties, Albany regulations, and historice district codes and such.
