The sibling tells me again its drywall, that they can replace and repaint it.The backyard side of home needs to be repainted.I'm looking at average rents in the area and its about 1.8-2.2k, but this home I think I can get between 1.8-2.0k (I think 2k is reasonable).

I hear ya but with the senior units those are patio homes with 2 car garages nice back yard and covered space its just common wall  they are built in duplex triplex config.tiny homes like you see trailer manufactorers build pretty tough for full time living..

If you can't invest in your backyard, consider investing passively in a syndication or debt fund, or if you want more control, consider buying a NNN lease building like a Walgreens.
