Looking to Start a Tiny Home Community for Seniors

Good Morning, 

I have been looking into buying land at the Ilinois/Wisconsin Border where I can Create an assisted living community where every resident gets their own tiny home. I know there are many obstacles like getting permits/zoning for this type of business on the property, special licenses/certifications in order to run a businesss like this, water/sewer/power, etc, And making to sure the homes comply to safety standards, insurance, etc. 

My goal was to start one tiny home at a time but have the water/power/sewer for maybe like 20 tiny homes. 

Does anybody have experience in this space for at least the senior living part of it? 

The reason I am interested in doingthis is I  bought a flip where the seller needed the proceeds to pay for her memory care, and it was like $10,000 a month for her care!!!!

I figured I could give people a more affordable option. 

Please let me know your thoughts.

    @Matthew Lawrence so mobile home parks, but without the single floor living seniors need? I realize there’s a thousand ways to slice a tiny home, but the multi-level bunk bed layouts I’ve seen are *** far from senior-friendly as I’ve seen in the housing market. TH’s have a function, but building affordable assisted living is not it.
