I would also assume property damage is at least equal or higher than comparable units however couldn't the leases have the Parents of the renters be liable for any damages their little darlings would inflict?

Once about 15 years ago I helped the most darling 80+ year old lady get out from under her "pastor" friend who was systematically draining her bank account -- the BAST_RD!

But that's ok, it's in a great area, one of the best school districts and it's darling.

When economy goes down the tenants tend to move to cheaper warehouse space at less rent per sq ft or back into their home office to try and save costs. 80% of small business especially office work on small profit margins so any major shift they feel it more.Apartments in certain classes people think they are darlings and can't do any wrong.

This will be a major factor in deciding which flag to go with.Marriott and Hilton are the darlings of institutional capital and are easier to finance but they are expensive in terms of franchise fees, royalties etc.
