Would it be more prudent to:a)Set up a holding company and place each property into its own individual LLC, orb)Group multiple properties under a single LLC for simplicity and efficiency?

There are lenders that have ARM 30yr amortized options; I don't find that option comforting.For the workaround to have the property be in an LLC, but have a fixed mortgage, is having Title be in the individual's name, and then post-closing transfer into LLC. 

If the seller’s claim of ~$25k below retail per unit is even partially true, the discount could represent embedded optionality — you could hold for cash flow or sell units individually if the market supports it. 

Hey BP community, as I continue to look for multifamily properties and network, I've run into a go-getting individual who would like to work for me and get some experience in real estate investing.

I'm not in your area but can make comments for Oklahoma that can possibly relate.Private money whether from individuals or commercial mortgage brokers that have private lenders on their platforms still lend a decent amount on great deals, to good borrowers.The commercial broker route has a most likely a lot of private money, so a little less likely to run out, but may have to pay a little more for the broker to connect you.For private individuals, it really depends on how much they have.Most will still lend on good deals, and/or only lend on a certain amount depending on the deal itself, you as a borrower & your intent.To break that down further, there is a prominent & well known PL in OKC, that is very conservative because he's been investing for 20+ years.

I've not been able to locate a company that will provide this coverage to an individual lender. 

Has anyone here gone the route of buying individual lots, putting utilities on them, and leasing it out to a single mobile home renter with a TOH?

There's 10 different county portals, inconsistent formats, and no way to see when a single property shows up in multiple signal types.Curious how others handle this:- Do you manually check individual county portals?

Would be interested to hear how others approach market selection before getting into individual deals.
