I ask for references and contact info from previous landlords.  

The fact that every landlord and reference ties back to the applicant’s family is a second red flag, because it means you don’t truly have independent rental history.

Call all, if have reference authorization forms - they may ask for the applicants signed approval before releasing any info (can have e-signed).

I think you mean a loan that uses multiple properties as collateral, which is referred to as a "Blanket Loan".

The book references these materials quite often, and I don't see a way to get it unless it was purchased from the BP website. 

I think if I refer you you can get a higher sign up bonus too I fly out of GSP, Charlotte or Atlanta.  

Some refer to these areas as the ghetto.  

In regards to the two items you noted:1) The unilateral decisions referenced was an open question for a member of the community hopefully with a legal background to opine because I said I did not have one. 2) The comment regarding "closer to a ponzi scheme" is in reference to the practice of claiming positive financial leverage on loans that have an interest rate falsely giving the illusion of positive leverage because interest has been prepaid either through a buydown or a lower than market interest rate cap.
