Joel, I don't include a projected advertizing line-item budget in my analysis. 

And you can’t advertize it as a rental before you actually own it.

We are usually looking for help rather than just a deal so you need to write copy in your adverts that indicates this.

I only know of this from a conversation with another landlord of an RSO because my property has no parking at all.Also, if you do separate the parking lease, be very upfront about it and don't make it seem like you are hiding it in the fine print of your advert. 

Even though we see adverts for subprime coming back like in the Scottsman guide I don't see them happening in practice I have yet to see one in any of my retail sales I have made in the last 18 months..

Not only will this sign be in front of this particular house, but I will also put signs in the yards of my other already-rented college houses in hopes of driving potential renters to either call me or see what is available from my web site.Don't know how well this will work yet, but I do know how expensive it is advertizing in the classifieds!

I would suggest that you pick up any local RE for sale books, if your area has those, and usually you will find an agent or two that advertizes in there that they specialize or do Investment Properties.
