The last owner of my property did weird stuff like pout rainbow floodlights in the basement. these are big and get pretty hot fast so i bet they're very costly to run. im going to replace those with energy efficient LED lights. i figure if i can optimize where utilities are wasted and keep the bills down then rent will be on time.

There is a little mold we have to tackle in the basement and asbestos around a couple of the furnace vents in the basement (scared the cr*p out of me when I first learned that) The inspector who has been working on homes and doing inspections for 40+ years said we can seal that asbestos and it won't be a problem.

Hi Nathan, The inspector fail to comply by his and you r agreement, this is totally unacceptable, he is not allowed legally or professionally to share the inspection with others or agent with pout your authorizing it, I will get with an attorney and discuss this issue, also chek his training and affiliation with ASHI or InterNASHI and you can file a complaint.

I do recognize you are also lowering your payment which increases your cash flow but that comes with a price (basically the loan duration greatly increases the total interest you will pay).Now lets stay that you put the $17K in the S&P500 and that the S&P out produces your interest rate by 5% (so total of 9.5% which is really close to lifetime S&P500 return), it will take over 4 years to pay off the $4K, but it it worse than that because the $4K is paid up front (you return is in inflation adjusted dollars).I understand the cash flow and I understand that in the long term you should find it easy to out perform the 4.5% interest.

Process isstill ongoing , as I had pout off some minor cosmetic work ( outsidebrick and painting ) to focus on new apartment , but city will notissue a clean complete COA until all the deficiencies on maininspection re taken care .
