It is completely different than having your real estate license, even though the wife does, that works out great when buying and selling, but for tax purposes when working with rental real estate all that really matters is if you material participate and that it is properly documented, then rental losses can offset W-2 income, which is where the big savings come from at a $1M income level.Like Mason mentioned, cost segregation can make sense too.
