A lot of the best house hacks don’t look amazing on paper initially, but they become excellent rentals once the owner moves out and rents increase.If the fundamentals are strong (location, demand, solid building), that usually matters more than squeezing the last 0.25% out of the cap rate.This is how I think of real estate, it is like planting trees.

Biggest concern is noise to me @Aziza KhakimovaFrom my experience, being a little over 100 feet from train tracks isn’t usually a deal breaker, especially if there’s a buffer like trees or fencing.

What I might do is include your receipt from the snaking in the lease and have the tenants initial it, acknowledging that any future drain issues will be charged to them (other than tree roots).

Any further East and I'd have a Melbourne/Cocoa Beach address.I say all that because I'm going to be more partial in my response to "Old Florida" – the swamps, trees (think Oaks dripping with Spanish moss instead of palm trees), horse farms, cattle ranches – than I will be to "Coastal Florida".
