No hassle.Compare this to a fix n flip bought on market or through wholesale channels - WHICH IS THE SAME THING THESE DAYS - cause on wholesale deals ALL closing costs are on the buyer so all the settlement costs, transfer taxes, RE fees, so that discount gets eaten up quick. 

Investors who are 1st time buyers, do not seem motivated and in analysis paralysis and waiting to see what happens with the market.What's moving the needle is the investors who see this market as a great buying opportunity.
