We completely transformed the closed off, carpet everywhere home into a home we would want to live in (and we did for a few months!).

Sure, it could transform an area and due to cost push low-income people out but I don't think that is very likely.There has been a lot of steam on this, it can work well in certain situations (been sitting on heavily appreciated stocks and want to diversify into RE) but these are primarily low-income areas and the holding periods are long. 

Take that and use to rehab an older home in the area so that you can compete against the new builds that are being bought by out of state investors and transforming them into rentals.

They tear them down & build homes that literally fill the max allowable lot footprint so I can't wait to see the monstrosity they build on it.Case in point one block away...another one going upthat's the sand box we play in  transformation real estate.. 

Since her home was flooded due to an interal plumbing issue and the insurance company is paying to remodel the existing old (1920s) and dilapidated structure (could tell by looking at some of the 2x4 studs revealed in the partial internal demolition), I decided to find out if my mother can use the money should would receive from the insurance company in the form of a check, put that towards the remodel, and in addition secure a construction-to-permanent loan in order to fund the complete transformation of her 1 bed 1 bath 1,200 sqft home into a 2-story duplex that she can rent out, airbnb, etc.
