Hi all, I am using RentRedi for tenant screenings and receive this message for the criminal report for all my applicants: A criminal search cannot be completed for your applicant because certain local regulations necessitate the implementation of a 2-phase screening process and confirmation of implementing a 2-phase screening process has not been provided.I am in Cook County, IL and it recently became law that credit and other screenings have to be reviewed and accepted first before a criminal report can be viewed.

Thanks I have originate many of these AIO loans for almost a decade so I am familiar with the products, the pros, the cons (nothing is perfect), the qualfications needed, how to utilize them, etc.I dont use the AIO personally however Implement a similar strategy manually using a commercial line of credit which is similar in that its based on daily interest (Rate/365Xdaily balance = daily interest cost).

For the damages, once again, this is what your insurance is for.My Advice: 1) If you want management to check up on your units outside of what they normally do for all other units they manage, you should ask them about it and then expect to pay the additional fee for them having to go throgh the trouble and outside their system to do it for your property. 2) If you suspect their 'vetting' requirements are not strict enough, you should re-determine with them before another tenant gets in the picture and go with your more stringent criteria.
