So let's take the least conservative approach and say you needed to be all in at $200k roughly, I think it is extremely hard to find properties like this widely available where you don't have to spend a ton of money to renovate, account for all the carrying costs like hard money loan, taxes insurance, your closing costs to buy it and closing costs to refinance it, and also add in a contingency.Â

We leave our calendar wide open into the future but have our pricing set up so if someone books an awkward date range that creates a vacant gap that we can't rent out, that booking is at such a premium that it covers the loss of that vacant gap.Another way to do this is to use different minimum stay requirements for different dates.Â
