I wouldn’t do it now with my family (at least not the way I did with all of us in a big house, maybe in a duplex or MF I would though) but house hacking 3 times when I was young enough to not mind having housemates was critical to being able to scale up to around 30 units/ a multiple 7 figure portfolio by the time is was in my mid 30’s and transition from my day job into being a full time real estate investor.

Seller financing is only something you propose if it is best for the seller.2) Look at rentometer to get a decent barometer of estimated rents3) An inspection and foundation inspection are going to be critical.
