It actually started in the 70s when banks started to insert the Due-on-Sale clause which prompted several law suits, The more known which reached the US supreme court was The Fidelity Federal Savings and Loan Association v. de la Cuesta, 102 S.Ct. 3014, (1982).

I agree with you that 3 messages seems like a small number to achieve a ban.But you do have to understand the reasoning behind the ban for repeated colleague requests using the exact same text in the message - very easy for a spammer to program that kind of behavior to happen automatically.My suggestion - insert the name of the person you are contacting in your colleague requests; that would make it very hard for multiple requests to be identical.

Then foreclose and wipe out all juniors except for what survives foreclosure.You would need to review and make sure the first lien mortgage docs  are 100% correct and could not be challenged by the borrower and their legal counsel on a number of issues.Years to decades ago lot's of legal language was not inserted into mortgage docs.

David, I have to agree with the criticism that you face with your point #1.If you are using RE brokers & agents to locate a property for you, then taking that info to an end buyer, you are inserting yourself into the mix and adding a layer of expense to that buyer.
